Rosemoor Studios, Chelsea
Located within the Royal Borough of Kensington & Chelsea and moments from Sloane Square, the project included the creation of a new basement and two storeys above ground. The project involved the use of a precast stone façade with high quality Petersen bricks to maximise the impact of the façade. The project created 4 luxury modern Chelsea apartments. Webster Charles were appointed as Quantity Surveyors.

Kirkfield House, Harrow
Webster Charles were appointed for full QS, PM and EA services for this multi-phase project located in Harrow. The brief was simply to maximise the number of apartments within the site both utilising the existing Permitted Development rights and then strategically developing the planning strategy to fully utilise the site. Phase 1 was the conversion from existing offices to provide 45 residential apartments. Phase 2 was a rooftop extension to provide 8 residential apartments. Phase 3 was a new build block within the existing car park to provide 32 apartments. The site was located next to a school and due to the multi phase strategy there were existing tenants located as the latter phases were developed.

Blenheim Terrace, St John’s Wood
Located within the St Johns Wood Conservation area, an old NHS health facility was demolished to make way for 3 new luxury houses. The project involved the creation of a new basement, 3 storeys above ground, private lift within each dwelling and luxurious interiors designed by Natalia Miyar. Webster Charles were appointed as Quantity Surveyor and Employers Agent.

Gloucester Gate, Regents Park
A longstanding client approached Webster Charles on their private house commission to act as Quantity Surveyor and Employers Agent. The project an existing house located within Regents Park involved a full soft strip of the existing building, demolition of an old mews house, full refurbishment of the existing house, a new feature ‘link’ building connecting the existing house to a new mews property. The highest quality of both materials and sub-contractors were selected for the project.

Orford House, Chelsea
Located within the Royal Borough of Kensington & Chelsea and moments from Sloane Square, the project originally incorporated the façade being retained to create a 3,000 sq ft Chelsea Townhouse. Following extensive testing and surveys the existing façade was not going to be deemed suitable so a new façade was installed to match the existing all whilst the remainder of the works were ongoing. The project included a new basement, full fit-out and FF&E. Webster Charles were appointed as Quantity Surveyors.

Great Central House, Hillingdon
Under Permitted Development Rights the project is the conversion of an existing 1980’s commercial office building into 18 one bedroom apartments for the Private Rented Sector. All of the existing windows are removed and the facades are extensively remodelled and insulated to improve both the aesthetics and energy performance of the building. A new feature entrance and canopy will be added to the front of the building. Webster Charles were appointed as Project Managers and Quantity Surveyors and have been involved with the scheme from the very outset. Works completed in April 2016.

Parkgate House, Battersea
As part of the award winning Parkgate Heritage Collection by Banda, Webster Charles were appointed as Quantity Surveyors to complete the final stage of this development by converting the Ground floor Commercial units into 2 lateral apartments. The fit out of the apartments included sourcing materials, products and artwork with significant values so Webster Charles ensured that the procurement route chosen was able to facilitate this. There was extensive Audio Visual and lighting requirements that involved considerable amounts of detailed design and cost checking. The scheme was completed in the middle of 2015 and looks set to break the record sales values for Battersea that were already achieved from the sale of the upper units.

St Augustines Road, Camden
The project involves the creation of a new 3 storey building with basement to provide 9 new luxury apartments in Camden, North London. There are several constraints to the site including the close proximity of a Network Rail Tunnel and an existing Thames Water Mains that dissects the site. There were also several party wall agreements to resolve. Webster Charles were appointed as Project managers and Quantity Surveyors to liaise with the statutory bodies to resolve the issues surrounding the development. The works are due to go out to tender at the end of the year with an expected start on site in early 2015. The works are expected to take approximately 12 months.

Netherhall Gardens, Hampstead
The project involved the demolition of the existing adjoining 1970’s building to Otto Schiff House. Due to Otto Schiff House being listed locally, it will be demolished internally so that all that remains is the retained façade. The building will be underpinned to form a section of the new basement whilst on the adjacent side of the site a new 3 storey building will be erected using the same materials as the surrounding buildings. Each unit will have their own parking space in the newly formed basement. The project will create 14 ‘ultra’ apartments in the heart of one of London’s most expensive areas. To achieve the target sales values, the apartments will be finished to the highest quality with the use of the latest technology and the finest finishes. Webster Charles were appointed as Project Managers and Quantity Surveyors and have been involved since the client purchased the scheme in id to late 2014. The enabling works are due to start on site towards the end of 2014 and the main contract works in March 2015.
